This is a situation of realtor misconduct. Also, elderly abuse. My mother Mary, a 75 year old widow woman was severely ripped off from the sale of her mother’s property. With there being more and more issues with the property that the realtor said she needed repaired. Which turned out not to be true. All of these repairs had to come out of her l pocket. My mom was selling the property “AS IS!” For 90K. It sold for 90K. Here is the problem with that. When it was all said and done with, she only cleared 41K after the realtor fees, all the unnecessary paperwork that needed filed (so a lot of filing fees involved) if the realtor actually knew what she’d been doing my mom would not have had to file a bunch of unnecessary  paperwork with all of the court filing fees.  Then all the “repairs” the property needed (that’s why it was being sold for only 90,000 and should have been taken care of by the new owner.) My moms realtor insisted the property needed a new septic and well costing 28K, and because the pipes froze over the winter. This guy who bought the place basically stole it from mom. He received a really good deal (getting a very nice double wide trailer with all new everything in it) The property is also on 3 lots. The nicely refurbished remodeled trailer was on one of the lots. It is also a lot of acreage. The buyer got three separate addresses! The stress is killing my mother!  Thanks to my mother‘s so-called realtor, my mother did not get back any of it. All the money my mom put into this place was taken out of the sale price. My mother didn’t even want to sell it because it’s been in the family for generations (used to belong to my grandmother) she just needed the money really bad. Nothing about this is right OR fair! I’ve had to watch my mother cry almost every single night since a 177K property sold for such a low amount. Her so-called realtor messed up three sales by telling people’s lenders incorrect information and informing title companies of things that we’re not true. Every sell continued to fall through which meant my mother kept having to pay the utilities over there, which was costing her a lot money that she did not have. She put everything on her credit card. She had planned on paying off this card after receiving quite a bit of money from the large sale of the property that was supposed to take place, but never did. Even though all the repairs that were asked had been done the realtor still insisted to my mother she sell for her original asking price before paying for all of these repairs. This has caused her a great deal of mental stress. She was bullied and taken advantage of by this realtor, plain and simple! She asked the realtor to please relist it at $175,000 because my mother had the following coming out of the sale, a $14,000 roof put in, then a $28,000 septic and well put in. Not to mention several thousand dollars for other small repairs, refurbishes and other money put into making this trailer look brand new. She had hired a contractor to make it look really good. (Giving him 30% of the sale price) We thought the better it looked, the more it would sell for. Little did we realize that after the property had been increased by several thousand dollars, realtor refused to change the price of the property regardless of the fact that it has gone up significantly in value. She made no money off of this sale. She got back what she paid for the roof, and the well & septic, that’s it. Like I said, my mom found out later that her needing to put that well in septic and was all a lie she was told by the realtor. The only one who profited was the realtor and the buyer. My mom was left ripped off and swindled. She only received a tiny fraction of the money that she put into this place making it worth a lot more money. The real estate agent handling the sale of the property was not very professional at all. She was not acting in the best interest of my mother as she should’ve been. This woman has been making my mom’s life a living hell. My mom is very upset and I’m surprised she’s not suffered had a stroke or gone into cardiac arrest by now. This woman breached her their fiduciary duty, she DID NOT prioritize my mother’s needs and goals. The realtor also did not disclose important information and misrepresented the properties details by not listing it the way it should have been. She only prioritized her own financial gain over my mothers. This realtor bullied my mother into accepting a deal. She didn’t want to accept! The realtor was wanting my mother to accept a deal for the “as is”price before the property went up significantly in value. There was even a brand new heating and air conditioning unit put in, new pipes amongst other things previously mentioned. We had A LOT of renovations done that costed my mother quite a bit money, and had she racked up a $5000 credit card doing so. Look like I said she was planning on listing it for a lot more money. My mom tried to pursue legal action, a lawsuit for this breach of her fiduciary duty! My mother received a check for $41,000 after closing. My grandmother paid $30,000 for this property in 1980. The realtor didn’t care and just wanted her commission and be done with it. My mom had put a lot more money than that into it just getting it fixed up for everything that she had done to this property. This realtor was super unethical and unprofessional by saying to my mother at the closing, “Well, you’re lucky they even took it at all in the deplorable condition that it was in.” It was not in deplorable conditions. The place looked great. It had brand new everything in it. They took everything that my mother had done to the property making it worth more money out of the sale price of the property. For some reason, Rachel Countryman insisted these repairs were a requirement BEFORE the property could be sold. This is when my mother decided to increase the sale price significantly. Of course Rachel refused to list it the way it should’ve been listed (as three separate lots), for the new price my mother was planning to ask for because she was being forced by Rachel to make several thousand dollars worth of repairs. Rachel acted in her own best interest, and not my mom’s. My mother is disabled and 76 years old suffering a major mental cognitive decline. Rachel countryman took advantage of that to the fullest extent that she could. This is all why we will be reporting her to the Missouri real estate board. She was nasty, vile, and just overall unprofessional towards my mother. My mother lost several thousand dollars because of this realtor Rachel Countryman. That property meant a lot to my mom. It has been in our family for years. Rachel  bullied my mother into signing a contract for just the “as is” asking price of 90K, which was only half of what the property had become. My mom was wanting 180K for the property because of all the money & repairs put into it. Anyways she’s in a deep state of depression because she didn’t get the full amount for the property and I’m just trying to recover some of the funds that this realtor costed her. I understand if you can’t help financially, could you please share this and send it to others? I’d appreciate it. Thank you for all your time.

I forgot to mention mom’s 41K that she got for the property is pretty much gone as she inherited a lot of debt. Thanks to the real estate nightmare, she has nothing left because of this realtor. I now live with her, and it’s really stressful on me as well having to live with her as she’s become so distraught and depressed, and so she can hardly do anything for herself anymore, so I have to do quite a bit of things for her.
