I have worked in the real estate field of cash offers for the last two years. After our area was hit so hard by two hurricanes, I see a way to improve this growing segment of our market. Most of the offers for pre market or storm damaged homes are from companies that fix and flip these homes for a profit. More often then not, they make more profit then the people selling the home. There is a better way! My company has the ability to find a buyer for the home like a traditional fix and flip but when the house is restored or remodeled and the house is sold, the original owner will receive over 93% of the profit from what they sold the house for and what it sells for after the repairs are done. This allows the company to make a profit from repairs and the original owner makes very close to what they would make selling an updated home on market. Of course we are the listing agent on the second sale and the buyer's agent on the first sale so we earn a commission.
We are currently averaging one house per week and are looking for an investor or donations to increase marketing and add a new location.
